Overview

Oplu is leading the search for a Senior Private Residence Manager for an established London and Geneva private office serving international UHNW principals. The client sits at the intersection of private property management and luxury hospitality, supporting clients across the full residential lifecycle from property search and relocation through to ongoing management, short stays, and lifestyle support.

This is an executive-tier appointment. The Senior Private Residence Manager will lead the operational and technical management of a growing portfolio of super-prime private residences, predominantly in London, and will play a formative role in developing the client's Private Residences division.

Whether your background is as a Head of Property at a single-family or multi-family office, a Senior Estate Manager or Estate Director from a UHNW principal, a Portfolio Manager from a super-prime property company, or a Senior Residence Manager from a comparable private office, this is one of the most considered private-property leadership appointments in the London market this year.

The Opportunity

The role sits on the senior management team, reporting to a Co-CEO. It combines strategic development of the Private Residences division with hands-on stewardship of individual assets, client relationships, and the in-house team.

The successful candidate will act as a senior and trusted point of contact for principals, family offices, and their advisers. They will translate technical property matters into concise advice, protect long-term asset value, and hold consistent service standards across a growing portfolio. They will also shape systems, reporting frameworks, project planning discipline, supplier performance, and team capability as the division scales.

The role is deliberately broad. It suits a leader who is comfortable at executive level, technically credible on super-prime residential property, and genuinely interested in the fact that behind every asset is a client, a family, and a home.

Who this role suits

This role is best suited to a senior property or private household leader with prior responsibility for a portfolio of prime or super-prime residential assets at UHNW level.

Backgrounds that translate directly include Head of Property or Head of Residences at a single-family or multi-family office, Estate Director or Senior Estate Manager for a UHNW principal, Senior Residence Manager or Portfolio Director at a private office, Portfolio Manager at a super-prime London property company, or Senior Building Surveyor or Asset Manager (MRICS) with a track record on private ultra-prime residential assets and a wish to move into a client-facing leadership role.

Candidates who see the role narrowly (either purely technical or purely hospitality) are unlikely to fit. This position requires both technical credibility and client sensibility, in balance.

Key Responsibilities

Leadership, strategy, and service delivery

  • Serve as a senior member of the management team. Contribute to business strategy, commercial growth, and the development of the Private Residences division.
  • Develop practical systems, standards, and reporting that support consistent property management and client service across a growing portfolio.
  • Align technical property delivery with the client's wider service framework, working closely with the Director of Client Services and the Private Office, Lifestyle, and Travel teams.
  • Lead Account Managers, property professionals, contractors, and suppliers with clear expectations, accountability, and technical guidance.
  • Manage the in-house housekeeping team.

Client, family office, and adviser relationships

  • Develop trusted relationships with principals, family offices, and professional advisers.
  • Communicate clearly with UHNW clients, knowing when to provide detail, make a recommendation, or resolve a matter quietly.
  • Translate technical or property matters into concise advice that supports informed decision-making without unnecessary operational noise.
  • Understand each family's expectations, preferences, and use of the residence, and ensure these are reflected in the day-to-day management of the property.
  • Act as a senior escalation point for sensitive, complex, or high-value property matters.

Property management, compliance, and asset stewardship

  • Take overall responsibility for the management and stewardship of a portfolio of high-value and super-prime private residences, predominantly in London.
  • Ensure each residence is maintained to a high standard through planned and preventative maintenance, lifecycle planning, regular reviews, and long-term asset protection.
  • Oversee statutory compliance, health and safety, insurance-related matters, servicing schedules, maintenance records, operating procedures, and compliance registers.
  • Apply strong technical knowledge across M&E systems, security, home technology, utilities, service charges, managing-agent relationships, defects, warranties, and contractor performance.
  • Identify property risks, future capital requirements, and improvement opportunities, and provide clients or family offices with clear recommendations.

Projects, capital works, and onboarding

  • Prepare and manage property budgets, annual operating costs, capital expenditure plans, major works, and supplier expenditure.
  • Oversee refurbishment, relocation, improvement, and onboarding projects, including due diligence, condition assessments, snagging, operational set-up, budgets, timelines, and quality standards.
  • Represent the client's interests throughout property projects, ensuring decisions support both the long-term property strategy and the way the family intends to live in the residence.

Strategic partner and supplier management

  • Build and manage a trusted network of contractors, suppliers, and specialist advisers across London's super-prime residential market.
  • Maintain strong relationships with managing agents, developers, surveyors, architects, M&E consultants, security specialists, and other professional advisers.
  • Set supplier performance standards, review quality and cost, and ensure external partners reflect the client's values, standards, and expectations.
  • Apply procurement discipline and value-for-money judgment without compromising technical standards or service quality.

Requirements

Must-haves

  • Senior leadership experience across super-prime residential property portfolio management, private household or estate leadership at UHNW level, family office property function, or luxury hospitality with a residential-asset dimension.
  • Strong technical credibility in residential property: major capital works, M&E infrastructure, budgets, contractor performance, and residence readiness.
  • Proven ability to build, develop, and lead performing teams.
  • Confident managing senior client relationships, including principals, family offices, and professional advisers.
  • Experience developing practical operational systems, reporting structures, and service frameworks.
  • Commercially aware, with exposure to revenue growth, strategic planning, and operational improvement.
  • Highly organised and analytical, comfortable holding multiple strategic and operational priorities in parallel.
  • Excellent written and verbal English.
  • Existing right to live and work in the UK.

Strong advantage

  • RICS qualification, MRICS status preferred. This supports the client's technical credibility with principals, family offices, and professional partners. Equivalent senior-level property, surveying, or asset management experience is also considered.
  • Direct experience of super-prime London residential assets, including managing-agent relationships in prime central boroughs.
  • Additional European languages.
  • Prior exposure to a private office, family office, or comparable UHNW service business.

Preferred background

  • Currently overseeing a portfolio of prime or super-prime residential assets for a family office, private office, property company, or UHNW principal.
  • Comfortable operating at executive level, with the gravitas to represent the client externally and the empathy to nurture an internal team.
  • Proactive, solution-oriented, and comfortable in an environment where discretion, precision, and high standards are non-negotiable.
